NOTABLE TRANSACTIONS: Local company buys land along Keo Way for townhouse project

A local development and construction company has purchased nearly 1.6 acres along Keosauqua Way in downtown Des Moines and plans to build townhouses on the property, according to Polk County real estate and municipal records. .

1200 Keo Way LLC, an entity run by Beal Derkenne Construction, which has offices in Des Moines’ East Village, paid $1.3 million for the property at 1200 Keosauqua Way, records show.

The parcel belonged to Quiktrip Corp. A vacant building with boarded up windows currently sits on the site.

On Thursday, the Des Moines Plan and Zoning Commission will consider an application to rezone the parcel to allow construction of six buildings, each with four to eight townhouses. A total of 38 townhouses are offered. (The map on the right by Simonson and Associates shows an option for site layout.)

The buildings would face outward towards Keo Way, 12th Street, Center Street and the property along the western edge of the plot. Parking would be within the proposed development.

City staff recommends that the rezoning application be approved.

The site is “a suitable location for townhouse development given its proximity to downtown and location along a high-capacity corridor,” according to the staff report provided to the commission.

The real estate transaction was registered on June 8.

BRakes Plus LLC, located in Birmingham, Alabama, paid Oasis Car Wash LLC $875,000 for a property at 615 SE Oralabor Drive in Ankeny, records show. The property includes 2.3 acres of undeveloped land valued at $483,000. The transaction was recorded on June 6.

The Patricia K. Newland Revocable Trust paid Timothy Parker $1.1 million for a property at 530 S. 26th St. in West Des Moines, records show. The 1.3 acre parcel includes a 2,736 square foot home built in 1979 and remodeled in 2019. The transaction was registered on June 7.

Robert Shontz and Taraney Shontz paid Gary Kummet and Colleen Kummet $1.15 million for a property at 1127 20th St. in West Des Moines, records show. The property includes a 5,913 square foot home built in 1947 and remodeled in 1987. The transaction was registered on June 9.

Boing US Holdco Inc., located in Charlotte, North Carolina, paid $800,000 to NM Holdings LC for property at 6250 SE 14th St. in Des Moines, records show. The nearly 1.5 acre parcel includes a 5,292 square foot building occupied by La Hacienda Mexican restaurant. The property is valued at $344,100. The transaction was recorded on June 10.

DALLAS COUNTY

Prairie Fire LLC, located in Urbandale, paid $2.2 million to Viper Developer Group LLC for approximately 35 acres along Ute Avenue in Waukee, records show. An exact location was not included in the property records. The transaction was recorded on June 6.

Kwik Trip Inc., located in La Crosse, Wis., paid $1.45 million to Courtyard Apartments LC for a property at 1204 and 1210 Guthrie St. in De Soto, records show. The property includes a 13-unit motel/hotel built in 1972 and two apartment buildings built in the mid-1970s. The transaction was registered on June 9.
